Renting
How can you secure that home?
The ideal Tenant has:-
been in full time employment with the same, secure, employer
for years, with a salary showing the rent can be afforded.
a clear credit record and no debts. rented property for
years with evidence that the rent has been paid in full and
on time throughout that period glowing references from both
employer and landlord showing they are the best thing since
sliced bread, respect everyone else in the world (including
difficult neighbours) a principle of not wanting to own,
and wants to rent the property in question for several
years!
If you measure up you’re very welcome, but, if like all
of us at Harrisons, you fall short you’re still welcome. We
basically need to demonstrate to the Landlord that his/her
property will be cared for, that the agreed rent will be
paid on time, and that the tenancy will not result in
problems with neighbours or authorities.
We need to discuss the areas detailed above and ask for
honesty in those discussions. We offer confidentiality and
expect to use our judgement to guide the Landlord in a
choice of Tenant, but we need information from any prospective
tenant to form that judgement.
We do not turn away the unwaged though some landlords will
not consider those on Housing Benefit. We will try to
persuade Landlords where we are convinced of a case.
We will speak honestly with you and not waste time.
We have an office, staffed 9.00 – 5.00 Monday to Friday, and
9.00 – 1.00 Saturdays
We do not insist upon, and charge for ‘renewal’ of leases. After 6 months the
lease becomes a licence to occupy and the terms of the lease
continue protecting both parties.
We do not charge for the preparation of Schedules of
Condition intended to protect both Landlord and Tenant in
the case of any dispute about the return of the Bond.
Bonds are logged with the Bond Protection Service. We do not
hold those funds. The nominal interest paid by the DPS is
paid to whoever is paid the Bond (i.e. Tenant or Landlord)
We offer an out of hours contact number for those building
related emergencies which are the landlords responsibility. |
