initial vetting of all potential tenants, making
arrangements for them to view.

Credit Reference from a reputable Credit Reference
Agency.

Arranging the
tenant(s) signature of the Assured Shorthold Tenancy
Agreement

Preparation
of a Schedule of Condition and an Inventory if the
property is furnished.

Collecting
any agreed deposit, and registering it to comply with
legislation.

Electricity, Gas, Welsh Water and the Local Authority in
respect of the Council Tax, that all supplies be
transferred to the tenant’s name.

Serving the
necessary Notice at an appropriate time to bring the
tenancy to an end.

Rent
collection throughout the tenancy.

Monthly
statement of accounts submitted to you together with the
balance of rent paid directly to you or into your
Bank/Building Society account.

periodic inspections of your property during the
tenancy.

re-listing of your property and re-negotiating of the
rent at the end of tenancy where appropriate.

all management enquiries relating to your property
including an out of hours service.
